Question #1:

Realtor Contract/Legal Question?

I recently ended my contract with my agent on 8/21. I asked her for written proof that it had been cancelled. I recieved a MLS ammendment form I was told at that time that ammendment form was all that I needed. In the form, it is filled out where the mls listing was Withdrawn on 8/29. Since then, I listed my house on craigslist and local sales network for sale by owner. Since them I have had a contract to buy for sale by owner. I went to the closing attorney, he said that I needed something in writting where I cancelled my contract with the BROKER AND THE REAL ESTATE AGENT. I stated to the attorney that my contract was cancelled, prior to this sale. I didnt know why he needed all these forms PRIOR to cancellation of my contract with my agent. This attorney even wanted a copy of where had a purchase contract fall through based on an appraisal issue, I had released the earnest money. How did that have anything to do with a new closing when I cancelled my contract on 8/21 with the real estate and BROKER.I found out that he does closings for the broker that I ended my contract with. So I sought the advice of another attorney and he said that If i have the MLS ammendment where the property has been withdrawn, I need to get the broker to sign it. I spoke with the broker and she signed it. I sent her an email asking her if this states that my contract has been cancelled. The broker emailed me back an email stating that - this states that we (the broker) withdrew my listing on 8/29 . The broker stated tin the email that it meant that we (the broker) no longer have the listing or are advertising it on MLS.

Does this mean that they released the listing if the email stated that they do not have it anymore Also per the withdrawl form that has been signed by the agent and the broker. (I have learned to get it all in writting). I would really appreciate the help.
The first lawyer is in in bed with the broker..... lets face it when you live in a small town,,,,,,, Everyone is in business with everyone. Its a simple question and I didnt say that I was ASKING A LAWYER and didnt ask for a sarcastic remark, either. I am asking for OPINIONS on this matter.

Question #7:

I need real estate/loan help(answers) on buying an investment property?

I am working with a realtor and a loan officer(which is good friend of realtor) on buying a home. Since neither me or my husband qualify to buy a house, my father-in-law is putting it under his name. He already owns a home, therefore it becomes an investment home. So we really want this house, but the loan consultant is making it very hard on us, and the realtor is confusing us. We made a proposal of $65k and the seller would help us with $4,000, we were ok with that until the loan guy says we could only get $1,300 in concessions, there are still other questions and doubts i have in what i can and cant do. If anyone can help me, PLEASE GIVE ME ADVICE. I need someone else's opinion on what can and can't be done on an investment property.

Thumbs up for you though!
To Old Guy and Nobody - I understand your points, but I wasn't asking you to allocate my 401K. I was just asking if any of these funds are good. Someone as yourself can make more sense of the "jargon" on Morningstar than myself. To me, it might as well be German.
Thanks for your input though. Thumbs up!
Net Advisor - Unfortunately this is what I am stuck with.

2. Hippie dropout goes back to nature, and 140 years later, Morton Zuckerman tries to turn property into condos but is thwarted by Meryl Streep.

3.Disturbed teenager starts anti-graffiti campaign.

4. Hell-raiser rebels against Big Guy. As a result, couple gets evicted from property.

5. Guy over-invests in real estate to impress Jodie Foster look-alike.

6. Dad asks if kids love him. Gets seriously disappointed.

7. Guy takes wrong turn on hot date. Loses penthouse. Helps career of Al Sharpton.

Question #17:

Question #18:

Can you answer these 3 real estate/creditor questions?

1. Will Deed in Lieu of Foreclosure show up on my credit report negatively?

2. Will it affect my chances of buying a home in the future?

3. Why is it said to be a last resort when it sounds like a clean cut and run?

Question #19:

When you have your baby, are you going to post pictures of him/her on the internet? (Facebook, etc?)?

Most of my friends are doing this, starting with their ultrasound pictures, and then they upload, say, twenty a month as soon as the baby is born. Is privacy a concern to you, or are you not worried? Most of my friends don't seem concerned, and don't take advantage of Facebook's privacy policies- so anyone in their network,(city) and/or friends of friends can see the photos.

We just added my real estate agent on FB- she's in her early twenties and she adds everyone she is in business with, even if she doesn't know them. (I don't know her well at all.) She has posted hundreds of pics of her two year old daughter, some naked, (purely innocent baby pics of course) some in front of her home...so all of hamilton, all of her 900+ friends and our whole city can see her kid. That would make me uncomfortable.

But where do you draw the line? Because pics emailed to or scanned by family member can be snapped up and posted on Flickr, Facebook, Myspace, blogs...anywhere.

What are your thoughts on posting pictures of babies/kids on the internet? There are no wrong answers, I'd just like to hear your opinion :)
Facebook's privacy policies aren't set in stone anyway. There are certain glitches in which I know I have accidentally seen things I shouldn't have been able to see.
I should mention that most people don't even KNOW that unless they carefully change all the right settings, other people, including strangers, can see the pictures they posted of their child.
Why does this have to do with pregnancy?

1. Because it has to deal with sonogram/ultrasound pictures, (those are the first we get)

2. and because it's a decision we have to make while still pregnant (baby pictures start to be posted, either by us or other family members, immediately.)

3. I want a MODERN pregnant woman's perspective, not as much the women with 20 yr old children, I'm interested in the privacy of babies and toddlers because they are the most vulnerable.
I'm not judging anyone! I merely said that the one person I know of who took naked pics of their child and then pics of her and her child in front of the HOUSE, with the NUMBER showing, made me uncomfortable.

I plan to post pics of my kids under very controlled settings- I specifically said all opinions were welcome. Please don't be so sensitive.
